Iglu, 407 - 415 King St, West Melbourne
Structural demolition of a three-storey commercial building, retaining significant façades and removing internal structures.

Rafferty the Wrecker undertook the internal demolition of a three-storey commercial building at 407–415 King Street, West Melbourne, while retaining the architecturally significant steel-framed external façades along King Street, Batman Street and the adjoining laneway. The scope included removal of internal walls, ceilings, floor coverings, windows and building elements, together with roof plant, roofing and associated structures, while preserving the façade framework.
The works required carefully staged structural demolition, including removal of central basement and suspended concrete slabs while retaining designated perimeter sections to accommodate temporary propping and restraint systems. The project also involved façade and basement wall propping, removal of selected glazing, and hazardous materials removal. The methodology was designed around maintaining the stability of the retained heritage elements throughout the demolition process.
