Demolition of a former automotive industrial site, including asbestos removal, soil remediation and heritage building retention.

Demolition of the former automotive factory at 19 Salmon Street, Port Melbourne, with asbestos removal and retention of the heritage building.

Rafferty the Wrecker undertook demolition and hazardous materials removal at 19 Salmon Street, Port Melbourne, a former automotive industrial site comprising approximately 18,000 m² of factory and warehouse buildings. The project required demolition of the western section while retaining the eastern portion of the heritage building for future development.

Works included removal of approximately 15,000 m² of asbestos-containing roof materials, upper wall cladding and window frames, along with additional friable asbestos pipe lagging under hygienist supervision. Rafferty also removed building slabs, foundations, underground services and seven underground fuel tanks. Extensive soil testing identified asbestos-contaminated soil, which was removed from the western section. The remaining factory structure within the heritage area was carefully separated from the demolition works, with its fire protection system modified to service the retained buildings.
